What’s coming down the line at the massive planned community

Wednesday during the Chamber's Power Hour sponsored by Summerville Medical Center and hosted by North Summerville Area Council, attendees received an update on the Nexton community from Brent Gibadlo, the VP of Operations.  The event was held at the Lowcountry Conference Center.


Among the highlights, Gibadlo shared what’s coming down the line at the massive planned community. 


The Parkway District is in the works. This section of the development will include:

  •  Pickle Bar, a place to play the popular game or drink spirits and hang out
  • The Hub at Nexton, 88,000 square feet of mixed-use business space
  • Harris Teeter, which will break ground in 2022
  • Publix, set to break ground later in 2022
  • A First Citizens Bank, which is already in operation


Downtown Nexton is also in the works. This area will be the retail hub of the community and be pedestrian-friendly. Road work is already underway. 


The MUSC community hospital is coming to Nexton as part of the Nexton development’s wellness initiative. The Hospital will sit on a 40-acre site and consist of five stories and 300,000 square feet. 


The wellness initiative also includes a 25-acre county park. Construction on the park is set to begin in 2022. The park will include two multi-use fields that would be suitable for soccer, lacrosse, and other sports. The plans also include the creation of walking trails through 75 acres of wetlands. 


The community will likely include two additional schools, but the leaders at Nexton and the Berkeley County School District are still in early talks about those plans. 


Along with the business and greenspace, Gibadlo said the planners are looking at new housing options to fill a gap in what’s available currently on the market. He said the fastest-growing population of people buying new homes is working women without children.  Builders are looking at creating more affordable, smaller homes to meet the demand. Those could include bungalows or duplexes, for example. 


Nexton is an award-winning, 5,000-acre mixed-use community that was recently named the top master-planned community in the U.S. by the National Association of Homebuilders (NAHB).  Upon completion, Nexton will include more than 10,000 homes and more than six million square feet of commercial property.
