As the pulse of development beats steadily in the Greater Summerville region, we are thrilled to dive into the exciting initiatives and new housing options emerging in the vibrant community of Nexton.

Embracing Diversity in Housing Styles:


One of the key themes from our latest Power Hour was Nexton developers’ desires to embrace diversity in housing styles within a single community. Nexton's Midtown is poised to become a melting pot of housing options, catering to a wide range of preferences and lifestyles. From luxury apartments to cozy townhomes, Midtown promises to offer something for everyone.


Blending Mixed-Use Spaces:


At the heart of Nexton's development strategy is the concept of blending mixed-use spaces seamlessly. With a focus on incorporating offices, retail stores, hotels, and dining options, Nexton aims to create a dynamic environment where residents can live, work, and play without ever having to leave the community.


Exciting Developments on the Horizon

  • Brighton Square: This extension of Coastal Fertility is one high point in the plans. The area will also feature additional medical offices, banking facilities, residential spaces, a daycare facility and more. It's a testament to Nexton's commitment to holistic community development.
  • Marketplace at Nexton: With the upcoming opening of Harris Teeter in May 2024 and a host of other amenities like Eastbay Deli, Dunkin' Donuts, and Poke Bros, the Marketplace at Nexton is set to become a bustling hub for residents and visitors alike.
  • One Nexton: Anticipation is building for the opening of Publix later this fall. Coupled with a variety of dining options, medical facilities, and garden-office spaces, One Nexton promises to elevate the community's living experience to new heights.
  • Downtown Nexton: Spanning 100 acres, Downtown Nexton is a mixed-use site that will feature a diverse array of offerings, including food establishments, hotels, apartments, and more. It's poised to be a vibrant epicenter of activity within the community.
  • Focus on Midtown: Midtown is the focal point of Nexton's development efforts, with plans underway for a wellness district, a new middle school, and an array of residential, dining, and entertainment options. Infrastructure development and the permitting process are slated to begin in 2025, paving the way for a thriving urban center.


Major Projects Taking Shape


In addition to the aforementioned developments, Nexton has several major projects in the pipeline:


  • Tracts O&T will be the Nexton Gateway: Plans are underway for these areas to embody a modern urban vibe, attracting residents and businesses alike.
  • Regional County Park: A collaboration with Berkeley County, this expansive park is set to open in 2024, boasting sports fields, event lawns, a dog park, and more.
  • MUSC Expansion: With plans to break ground in 2025 or 2026, MUSC's expansion will bring much-needed medical services to the community, including 60 hospital beds and oncology facilities in phase one of the development.
