Alabama-based Capstone Communities joins local chambers to cut ribbon for its first multifamily development in South Carolina

SUMMERVILLE, S.C. – Nov. 10, 2022 – Capstone Communities celebrated the opening of The Villas at Nexton, a low-density multifamily development within the master-planned community of Nexton, South Carolina’s most innovative and walkable community. Construction on The Villas began in December 2020 with full completion expected before the end of the year.



“The Villas at Nexton is a direct result of the region’s rapidly expanding corporate and medical communities,” said Rita Berry, President and CEO of The Greater Summerville Chamber of Commerce. “A short commute for employees at national powerhouses like The Boeing Company, Volvo Cars and Mercedes-Benz Vans, The Villas will help major companies continue to attract top talent to the region.”


Incorporating a “new urbanism” style, the 282-unit development includes sidewalks, pocket parks and open green spaces that create a true sense of place for its residents.


“Our goal is to meet the needs of Charleston renters and build community that isn’t typically found in a traditional apartment setting,” said Jim Beatty, vice president – development for Capstone Communities. “Our partnership with Nexton has allowed us to do just that by providing residents with not only state-of-the-art amenities at The Villas but also the dining, shopping and commercial amenities within the master-planned community.”


Designed by Alabama-based Nequette Architecture & Design, The Villas offers a mix of lofts and one- and two-story cottages each with a private outdoor yard and patio. Units include nine-to-12-foot ceilings, wood-grain flooring, in-unit washers and dryers, a smart home technology package, 24/7 on-call maintenance and optional enclosed garage parking. Neighborhood amenities include courtyards with pavilions and grill stations, a central clubhouse with a resort-style pool, state-of-the-art fitness center, dog park and valet trash.


“The Villas at Nexton perfectly illustrates the desirable ‘15-minute neighborhood,’ where conveniences such as supermarkets, coffee shops, bakeries, and medical offices are within a 15-minute walk of the community,” said Brent Gibadlo, Nexton’s vice president of operations. “The Villas is a pivotal piece of our master-planned community, and we believe the multifamily industry’s built-to-rent concept will continue to expand as more residents prefer to rent single-family homes with these types of conveniences on a long-term basis.”


CBI Construction Services, Capstone’s in-house construction entity, is serving as the general contractor for The Villas at Nexton, and Capstone Properties, Capstone’s in-house management division, is serving as the leasing and property management team.
